THE HOUSE: The open concept living area, kitchen, and dining area is perfect for entertaining. Curl up on the large sectional sofa to read a good book or watch your favorite movie on the 65" flat-screen TV. Home cooks can stay close to all the action as they whip up a delicious dinner with stainless steel appliances. A small, separate bar top and stools provide additional seating for guests while the formal dining table offers seating for 10.

BEDROOMS: While the Primary Bedroom is located on the first floor, all other bedrooms are located upstairs along with a second small living room with games and a flat screen TV.

POOL HEAT FEE: The pool can be heated for $130/day. (plus tax). Please provide 48 hours notice if you'd like to heat the pool so we can make sure the propane tank is topped up.

BOAT DOCK / SLIP: The boat slip and lift are NOT available for use. You can tie your boat to the side of the dock if you have bumpers but we must approve it first. Please inquire prior to arrival. For Boat Rental info, please see below under "CONCIERGE SERVICES".

BOAT RENTAL WITH CAPTAIN: Enhance your stay at the Luxury Lake LBJ Farmhouse with a boating experience! Our boat charter partner offers 4-hour minimum rentals on a 23-foot Tri-Toon starting at $550 (includes captain; cost of fuel charged separately; maximum occupancy of 12 people). LOCATION: Conveniently located next to Boat Town Burger Bar for easy access to a restaurant, listen to live music on the weekends, or simply people watch off of the top deck of the boat dock. This home is perfect for a large family, a couples retreat, or a group of friends! 

PLEASE NOTE: Disruptive party groups are not permitted. This is NOT a party residence. This property is best suited for families, family reunions, business travelers, responsible bachelor/bachelorette groups, and those looking to getaway for some R&R. Outdoor amenities can be utilized from 7AM to 10 PM (in accordance with the city's noise ordinance). No loud music is permitted throughout your stay. We do NOT allow pets at this property. The boat slip is NOT available for use, but you can tie your boat on either side of it if you have bumpers. This property is monitored by security cameras on the exterior of the home only.

Housekeeping, maintenance and regular inspection services are conducted by our in-house teams under strict standards. Every home we manage is stocked with essentials (shampoo, conditioner, body wash, soaps, paper products, etc.), hotel-quality linens + towels, and kitchen basics (pots, pans, plates, silverware, glasses, etc.). Each reservation includes a cleaning fee and applicable taxes (in accordance with local/state tax rules). We'll send you detailed check-in instructions 48 hours prior to arrival and our Concierge Team is available 24/7 with live help should you need it.
